Based on how they look and sound, these Vietnamese came from North or Northeastern Vietnam, which have extensive trade with China and some provinces share borders with China, so their impression is better. The more you head south, the more anti-china is. Barbie ban in Vietnam is the result of such paranoia where every dashed line must be the nine-dashed line. If you watch mainstream tv or journals, the anti-china theme is still very obvious, they frequently just translate news from BBC, CNN, Bloomberg.
Well, I do notice that the Vietnamese in China seem to be mostly from the north and Lao Huang hangs around Hanoi and doesn't seem to go to HCM.

Vietnam never went through its obligatory purge of capitalist elements and instead just subsumed the garbage from the south that they captured from Americans, combining it with dead end brezhnev communist thinking.

The north, representing the areas where China had historical influence and where the CPV was started, are the better developed and far less mentally degenerated part of the country. While the south, and worst of all, the compradors that escaped to the US after America lost, represent the colonial bootlickers.

Vietnam would have benefitted from a cultural revolution that would have swept away the compradors. But they didn't have the foresight to do so, and now the good and the bad parts of the country is suffering from stagnation.

Their asset was confiscated. They had to leave despite calling Vietnam home for generations. The South now has more Huaren but they are kept under control and joining politics is impossible for them. They contribute to Vietnamese economy with many famous companies but they are not viewed positively.

This was part of the degenerate brezhnevite thinking, which threw Vietnam into permanently being several decades behind China. Vietnam should have followed the CPC's ideas and not the doomed USSR's.

It can be antagonizing China, when all current leaders stepped down. Current leaders know the cost of 1979-1991 period, future leaders are being sent to US as Fulbright scholars. These young leaders are hardcore nationalist and anti-communist.

Vietnamese economy relied heavily on FDI. It has no tech, no industry, just being a place to re-export Chinese goods cannot make you bigger than South Korea. If that simple, Thailand should pass SK long ago. Vietnam is not escaping demographic decline either. It is predicted that Vietnam will have super aging society in about 20 years, even faster than China and SK.
Why is Vietnam's population decline going to be much faster than China? What's the reason(s) for this?

Sky high housing cost but low wages. Different from China, housing price in Vietnam tier-2,3,4 cities are all sky high due to speculation. They also don't limit home ownership to 70 years like China. It is permanent. So people have been gathering property for years, even in the countryside and even the government benefited from this activities. Most of land in Vietnam is owned by some corporations (and some government officials). Imagine China's biggest company (exclude state enterprises) is not Huawei or BYD but Evergrande and Country Garden, it is recipe for failure. Vietnam has no Huawei or Byd, but many Evergrande. Vingroup, the biggest Vietnam private company is a property developer, followed by some property developers as well.

If China opens the border to Vietnamese, how would many take the offer?

I think a substantial fraction would, in fact, agree to move to China if it was easy.

I honestly hope that Vietnam can walk China's path but it seems from your description they are on track to join Thailand, Philippines and Argentina.

From my knowledge during my trip to Hanoi, each individual is allowed up to 50 square meter of land? the reason for building vertical stack or Tube houses?

These type of house is real pain in the ass to live compare to a flat. First, it cannot park a car, so many people don't buy car despite have money to do so. Second, they are usually flooded when having heavy rain (the drainage system is completely ass as they are built during the colonial era with no significant update).

These type of tube house is also a source of bribery because if you want to built a new level, you have to got the authority to approve and that will take you a lot of money.
