Iran really needs to start evacuating Tehran at this point if they don't want further collateral civilian casualties. Which are the operational modus for both US and Israel terror bombing tactics.

If they do go ahead with an invasion, it’ll be like Gallipoli, a grinding war of attrition with Iranians occupying the high ground. Unless they invade from the north via Azerbaijan or west via Iraq but I think the Shia groups in Iraq would put paid tot hat. They just destroyed the U.S. embassy in Iraq.
